Just outside the town of
Cetona along the
road for Sarteano. The villa, from
the top of a hill, offers a marvelous view of ValdiChiana and the Umbrian
hills.
The
villa is situated on a small hill, and is particularly tranquil and private,
whilst not feeling isolated.
The property is completely fenced with two gates. |

Attentively and individually
restored, it is bordered by about 1 hectare of private land. There is a pool
(7m x 12m) with ample space for undisturbed relaxing bathing, and a covered
barbecue area.
Another part of the property is a further 3
hectares of olive trees and a small orchard.
Outside,
as well as the tall trees, the entire garden around the house has wonderful
flowers, local shrubs and fruit trees.

The property is made up of one large villa
and two outbuildings.
The Villa:
on the ground floor you will find a large kitchen with dining area and small
fireplace, it opens onto the garden through an arbor under which there is a
typical Tuscan marble table and chairs.

that there is a large dining area for 18-20 people, a massive living room with
fireplace and a further living room with a view over the pool.

On the upper floor there are four
double rooms and two large double bathrooms with the shower and the
bath separate.
Beyond the main house, only 50m

Porcilaia:
living-room with kitchenette, dining area and living area, two double bedrooms
and bathroom with shower, all the rooms face onto the private garden and are
furnished.
Rimessa: living-room with kitchenette,

shower.

The
villa can accommodate, comfortably and in complete privacy, up to sixteen
people.
All
the furnishings are extremely elegant and well looked after in Tuscan and ‘30s
style, there are also valuable antiques.
There are also all the modern comforts and
appliances; colour TV, Hi-Fi, washing machine, dishwasher, telephone. Hot and
cold water and central heating, for utmost comfort.
