The property is located in a small valley featuring arable land and gentle hills, bordered to the Southwest with Montalcino by a natural border formed by the river Asso.

The other sides of the property are almost entirely bordered by another two rivers.

An artificial lake has been created in the uppermost part of the property, in co-ownership with the neighbouring farm (Podere A-B).

There is a total area of land of 37 ha, of which 33 is arable.

One hectare is covered by the portion of the lake forming part of the property and 1 ha of woods on the lake side; the remaining land has a network of banked tracks.

There are two stone buildings and one open annex.

The quality of the land allows for the planting of a multitude of crops; from tobacco to cereals.

Such versatility also makes it possible to grow vines and olives in the higher part through the nature of the soil and its particular exposure.

As well as being an attractive feature, the lake provides simple, gravity-fed irrigation of one part of the property.

Standing on a small hill, the main farmhouse enjoys a splendid 360° view of Montalcino to the west, with all the surrounding vineyards, and Monte Amiata to the south.

The house's brick and stone construction is of the classic Tuscan style, and has a total surface area, for the dwelling and the ground floor annexes, of 440 square metres.

The house is currently not liveable although electricity and telephone connections are available and the mains water and sewers are no more than 300 mt. away.

A recently constructed brick annexe stands close to the farmhouse. Built over two floors on a hillside, it has a total surface area of 236 square metres, plus one annex open on all sides of 140 square metres.
